This free tool from Estate Greats helps Nashville and Middle Tennessee families plan an estate sale, a move, or a downsizing project. It estimates household contents such as furniture, kitchenware, art, jewelry, tools, and collectibles. It does not estimate the value of real estate or the total value of a legal estate.

What goes into your estimate?

The calculator starts with preset ranges for each item category and quantity level you select. It adjusts those ranges for your reported overall condition and home size, rounds each category estimate to the nearest $50, and adds the category estimates together. These are planning assumptions, not individual item prices or live market quotations.

Your ZIP code, home age, timing, and notes provide context for your inquiry; they do not change the calculated range. The tool does not inspect items, authenticate makers, or compare your belongings with recent local sales.

Is this the amount I will receive?

No. The range is before sale discounts, commission, and other expenses. It is not a forecast of gross sale proceeds or your take-home amount. Unsold items, buyer demand, condition, and the services your estate needs can all affect the final result. Ask for a written explanation of fees and services during your consultation.

How accurate is an online estate sale estimate?

Treat it as a starting point for a conversation. A questionnaire cannot establish an individual item’s authenticity, rarity, condition, or likely selling price. We do not claim a measured accuracy rate for this tool. Actual results may be higher or lower.

Which belongings should I have examined?

Signed artwork, fine jewelry, watches, precious metals, antiques, designer furniture, and specialized collections may warrant individual research. Keep receipts, maker’s marks, certificates, and ownership records when available. Ordinary household goods also contribute to a sale; avoid discarding items before discussing them with the team.

Does this replace an appraisal?
